PURCHASE PROCESS FOR SPANISH GOLF VILLAS ( TBC)

  1. Reservation fee of £1200.00 taken. Payable to Tailormade
  2. Client fills in Documents from Caja Madrid for the set up of their account and to instruct valuation for their unit.
  3. A copy of notarised support documents to be collected by BM and sent to HO:

3 most recent pay slips
Passport copy – to include photo and personal details
Most recent P60
If self employed, last 6 months accounts, duly verified.

  1. Reservation form filled in and sent to PW at HO.
  2. PW to send over to Michelle Turnbull at Costa Property all documents and transfer reservation fee to her client account( Tel:0034655864934  for her details)
  3. MT will instruct bank now she has client forms to open their account.
  4. Details will be forwarded to the client and to HO.
  5. Client to transfer 10% purchase cost to the account – we can help the client in the process of transferring funds.
  6. The client solicitor Antonio Perez (AP) will send over Power of Attorney forms for those who do not wish to fly over on inspection visit. These will allow AP to get an NIE Application form for the client and to sign the mortgage documents and the purchase contract on behalf of the client.
  7. The Power of Attorney document will need to be taken to a UK solicitor

(Contact details to be provided by AP) to confirm the clients identity and validity before this can be sent to AP (Contact MT for a list of UK solicitors)

  1. Inspection visits can be arranged on weekdays only - but only 2 days and ALL will need to fly to Murcia airport. They will be collected and accommodated for 2 nights ONLY. They will see the properties and they will meet the bank, solicitor and be taken to visit the facilities in the area. They will need to pay their own flights and MT will need a MINIMUM or 4 days notice to arrange. NO WEEKENDS.
  2. The builder will provide a contract for purchase of the property and require it to be signed within 10working days by the client or the solicitor on behalf of the client
  3.  The bank will then provide the mortgage documents for signature as above.
  4. Once AP has received all documents he will take them to the Bank and arrange for the payment to the Builder.
  5. The Keys will then be released to MT for distribution or retention based on the clients’ requirements.
  6. PW will then be able to raise invoice from TM for commissions due.
