The following information is intended as a brief guide to help you understand
the process of buying a property in Turkey and to give you an indication of
the obligations of overseas home ownership.

Once you decide to buy a property and are happy
with allthe conditions as discussed with us the
builder, the property sales agreement will be
drawn up by a local solicitor. The payment plan,
terms and conditions will be agreed prior to the
contract being signed, and is all witnessed and
completed in conjunction with a solicitor.
All of these proceedings are explained
set-by-step by our bilingual staff, and the
final contract copies will be provided to
you in both Turkish and English. |

We strongly recommended that you have legal representation when you decide to
buy a property,although this is not a necessity. We can recommend a good local
solicitor to use in your purchase, or you can choose from one of the many solicitors
in the area. The solicitor will check all the points verbally in the contract relating to
the purchase of the property prior to the signing of the contract ensuring the
validity of our company and that any additional requests or changes that you have
made are written down.
These points are including:
- the title deeds of the property will be checked for any charges that have
been made on the property
- where applicable, that building licenses, certificates and permissions
are in order
- the terms and conditions stipulated by the seller are checked for fairness
Once the sale agreement has been signed the new title deeds will be applied for
by your solicitor on your behalf. For these deeds the title deed office will send
copies of your passport, together with the title deeds to Izmir for a military check.
This military check is only to determine that the area of the property is not within
a predetermined radius of military access to any military bases. The time scale
for this process is approximately 2 months. |
After the release letter arrives from the military,
the new title deeds can be transferred into your
name which is signed for in the local title deed
office. You can either complete the signing in
person, or appoint your solicitor as a power of
attorney to attend to this matter on your behalf.
If you would like to have a solicitor act as your
power of attorney, you will be required to go to
the notary office with translator to transfer your
attorney's power. We recommend using the
services of a translator of which we have
several working with us. |

With power of attorney, your solicitor can pay all the required fees and taxes, control
your bank account (if you choose to have one) on your behalf. To open a bank
account you need to obtain a personal tax number from the tax office and together
with this number and a copy of your passport it is a simple process. After you get
your registered tax number you can open an account under your name to make
transfers or payments as required.
